The final goal of the home buying or refinancing adventure is the settlement. Patriot Title helps you get there in two ways.

This means that a thorough title examination of the subject property must be completed, in order to verify that there are no outstanding liens or other encumbrances involving prior owners that could jeopardize clear title. Any prior deeds and supporting documentation will also need to be checked for legal sufficiency. It is Patriot Title's responsibility to report any and all relevant restrictive easements, rights of way, and covenants. It is critical that the new deed and its accompanying documents are registered correctly with the land records of the property jurisdiction.
Second, Patriot Title must fulfill its fiduciary responsibilities, such as the conduction of the final settlement, the receipt of the required funds, and the appropriate final disbursements.
